Once your decision is made and you want to be a tenant of Larkin Development Group, you will guided step by step through the design and build process. You will work with the same person from your first tour of space to move-in day.
- Tour the property
- Review a proposal outlining the business terms
- Lease issuance and negotiation
- Space programming reviewed
- Blocking plan completed for review and comments
- Initial Space Plan and two revisions to plan at no extra cost
- Approved Space Plan and Executed Lease
- Design meetings with architect and engineers
- To review IT requirements
- Finishes
- Analyze cooling needs
- Review lighting, outlet and furniture placement
- Conference room requirements
- Construction document preparation
We do everything we can to insure there are no suprises during design, build out or when you move in. We promise to manage the design team so there are no upgrades contemplated that have not already been negotiated in the lease and if some upgrades are opted, we will put budget numbers to them for complete understanding.
-We bid the project to qualified licensed contractors and review each bid with you and at that time you are able to make sound business decisions on any upgrades you were contemplating.
Once the job is permitted construction begins and most spaces are ready within eight to ten weeks.
You may schedule tours of the space throughout construction.
A complete punch list tour is scheduled at the end of construction with the construction manager and any items requiring attention are written down, signed off and resolved to your satisfaction.
Turnover – once we turn the space over to you, we are still available for all your needs. Our Facility Manager and Facility Coordinator meet with you and your staff and do a complete tutorial on emergency safety systems and policies, building identification picture cards are issued to each employee and parking passes, fitness center, conference center, Larkin taxi, café and store amenities are reviewed and memberships handled by interested employees.
